Expo Real Munich 2025: A new wave of ESG awareness

The CarbonTool team, alongside CEO Răzvan Nica, attended Expo Real Munich 2025, joining thousands of real estate professionals, investors, and technology companies in exploring the future of the built environment. The discussions revealed a strong emphasis on ESG performance, decarbonization strategies and the growing role of data analytics in shaping investment decisions across Europe.

Romania’s investment momentum

Among international participants, Romania stood out for its positive investor perception. Often described as “Poland 2.0,” it is increasingly recognized as a key logistics and industrial hub in the Balkans, strategically positioned for trade with Turkey and access to the Black Sea. Despite broader geopolitical risks, investors viewed Romania as stable, dynamic and full of untapped potential.

“Romania’s opportunity lies not only in its market position but in its ability to align with European ESG and decarbonization trends through technology and data”, noted Răzvan Nica.

ESG, AI and data take center stage

Many of the event’s panels and meetings revolved around ESG and sustainability. The CarbonTool team observed a distinct focus on energy efficiency, facility performance and carbon measurement as essential components of property value. The participants stressed the importance of AI and PropTech solutions, but as Răzvan Nica remarked, “the AI narrative is still ahead of the data. Without proper measurement, technology remains potential, not progress.”

CarbonTool’s data-driven approach resonated with this context: collecting and structuring data to provide accurate carbon insights and pathways toward net-zero operations. The platform’s ability to connect financial data, energy use and emissions aligns perfectly with the evolving expectations of investors and tenants alike.

A region in transition

The discussions in Munich also highlighted regional contrasts. Germany, while maintaining leadership in green building, faces economic challenges due to high energy costs. Poland and the Czech Republic remain strong performers, while Romania is gaining attention as a balanced, competitive alternative in the region.

As Răzvan Nica concluded, “Decarbonization isn’t about theory. It’s about structure, data and collaboration. The companies that measure today will lead tomorrow.”
