Operational data, verified performance: LEED Platinum for 5 buildings in Moldova

Five buildings. Four asset types. One certification level: LEED v4.1 Existing Buildings Platinum.

 

BuildGreen has just completed the certification of approximately 90,000 sq m of real estate in Chișinău, developed by Summa, covering Shopping Malldova, Malldova Office, Medpark International Hospital, Courtyard by Marriott and Radisson Blu Leogrand Hotel.

 

For those of us working with building performance data every day, this project is a clear illustration of what verified operational performance looks like in practice and why it matters.

 

 

 

Certification built on 12 months of real data

 

LEED Existing Buildings doesn’t assess what a building was designed to do, but what a building actually does. That distinction is fundamental.

 

The five-month certification process required consolidating 12 consecutive months of energy, water and waste data across all five assets alongside ASHRAE audits, indoor air quality measurements and occupant feedback. No projections. No design estimates. Measured performance, verified.

 

This is precisely the kind of structured, continuous data collection that organisations need to move from annual reporting exercises to genuine performance management, the core problem CarbonTool was built to solve.

 

 

 

The results

 

Energy optimization was central to performance at four of the five buildings. Water reduction through efficient fixtures was a key driver at Shopping Malldova. All five assets delivered above-average results in Indoor Environmental Quality and Waste Management.

The data confirmed what rigorous monitoring makes possible. These buildings consistently outperformed comparable assets, with results that are measurable, documented, and defensible to investors and tenants alike.

 

 

 

From certification to ongoing performance

 

A Platinum LEED EB certification signals to the market that the building’s operational data has been independently verified against international benchmarks. For asset managers, this translates directly into financing conversations, tenant retention and portfolio positioning.

 

But certification is a point-in-time validation. Maintaining that level of performance  and demonstrating it continuously requires an infrastructure for data collection and analysis that goes well beyond the certification cycle.
